A modern two-storey villa at dusk — its full-width glass facade glowing, a narrow reflecting pool along the lawn, deep green cypress and palm trees

Aangan is a private real-estate practice working in Bengaluru, Mumbai, and Delhi.

Buy the house you'll never replace.

We keep a short list of houses we'd live in ourselves, price them against real evidence, and negotiate like the money is ours. The person on the phone is the person who knows your street.

The flagship of this season

One house a year gets the full treatment — the film, the architect, the provenance.

The Seafront House at dusk — a laterite and teak villa glowing under a large banyan tree, its glass wall facing the sea
The limestone staircase inside the Seafront House, a slender brass handrail catching the evening light

Alibaug — waterline

The Seafront House

₹24 Cr

It sits at the end of a private road that stops at the tide line. The architect kept the old banyan, faced the west in laterite, and let every room end in glass that looks at the water without ever being seen by it.

Forty guests, one long table under the banyan, a boathouse that works as a studio. The owners asked that it stay off the portals, and we're honouring that. If you'd like the film, ask for it by name.

What we do

Four ways of working, one standard: the person you call is the person who knows.

Buying

We shortlist, inspect, and negotiate on your behalf. Expect to visit three houses; one of them will be the one.

Selling

A price built on evidence, not optimism. Film, photography, and a live buyer list before your sign goes up.

Off-market

For houses that mustn't be known. Discreet channels, an NDA first, and a quiet record of closing.

Advisory

Independent valuations, portfolio reviews, and a straight answer about offers you've already received.

How we find your house

Four steps, no noise. Most clients are through all four in nine weeks.

Ananya Rao — founder. Every house on this page has been walked by her.

  1. The brief

One long call, then a two-page brief of what you actually need — not what you listed. If a house can't serve that brief, we won't show it.

  2. The shortlist

Three to five houses, each with a one-page case: price history, street, the reason it makes sense. Never a ninety-house PDF.

  3. The visits

We walk every house before you do, so you only stand in places that survive. Expect two to three visits, usually in one day.

  4. The close

We negotiate in writing, chase the documentation, and stay on the phone until the keys change hands.

A double-height living room at dusk with a stone fireplace and deep green seating

A house should answer three questions before you buy: why this street, why this year, why this price. If it can't, we move on.

The Aangan buying notes

They talked us out of two houses and into the right one. Both mistakes would have cost us six figures.

Rohit Mehta — sold in Indiranagar, 2025

We asked for a small flat and got a straight answer that the street didn't fit. Six weeks later we bought the house we're still in — it was the only one on their shortlist.

Priya and Devansh Nair — bought in Vasant Vihar, 2026

Tell us the door you're walking through.

A buyer's brief, a house to sell, an offer to read — write it in plain words and we'll answer within a working day. No lists, no spam, no handoffs.
